Subdivision
Preliminary/Final Plat – Ripley Addition Part One – 3-lots – 8.25 Acres – Highway 61– Muscatine County – Jason Harder. Jason Harder, owner of Clearview Mobile Home Court (previously known as Ripley’s) has filed a preliminary and final plat for a Muscatine County subdivision located within two miles of the corporate limits of Muscatine. The subdivision has been reviewed and approved by Muscatine County but must also receive approval of the City prior to it being recorded. The proposed subdivision is surrounded by property already owned by Mr. Harder and does not require the installation or extension of any public improvements. Since the subdivision has already been approved by the Muscatine County Board of Supervisors and does not require notification to any property owners located within 200 feet of the subdivision request, the Commission is requested to discuss and consider action on the subdivision.

Utility Vacation
Vacation of Existing Utility Easement and Platting of New Utility Easements – Lots 32, 33 and 34 in Riverbend’s Second Addition – Paul and Tammi Drawbaugh. Gary Whitacre of Martin & Whitacre Surveyors and Engineers, Inc. has filed a request on behalf of Paul and Tammi Drawbaugh, to vacate existing utility easements located between Lots 32, 33 and 34 of the Riverbend Second Addition. If approved, the Drawbaughs intend to split lot 33 and create a utility easement on the new common line between lots 32 and 34. The vacation of existing easements is expected to permit development across the newly divided parcel. The Commission is requested to review, discuss, and consider action on the request, as submitted.

Other Business
  1. Comprehensive Plan Update - City Planner Andrew Fangman will present Commissioners with the status of the Comprehensive Plan Update. A discussion will follow with the opportunity for Commissioners to provide input and suggestions regarding the update effort and adoption timeline.

  2. Subdivision Ordinance Amendment – Public Improvements – City Planner Andrew Fangman will present a proposed amendment to the subdivision regulations for the city that will clarify the process to insure all public improvements are installed in accordance with the subdivision development approvals. The Commission is requested to discuss the proposed amendment and consider action on the amendment.
